Lenders require various types of documents depending on loan
programs. Following is the list of documents, which are generally
required by the lender for processing, and approval of a home loan
application. |

Copy of Sales Agreement fully executed
with all signatures. This is required if you are the buyer.
|

• |
Last Two (2) Months Bank Statements (i.e. checking,
savings, money market, C.D., and Credit Union). |
|
• |
Savings Bonds- List of bond numbers and total value.
(If you own Savings Bonds). |
|
• |
Provide recent copies of any stock
brokerage or IRA/401K accounts that you may have. |
|
• |
A copy of your latest mortgage statement. (If you are
refinancing). |
|
• |
Gift
letter and copy of gift check. We will supply provide you Gift
Letter Form. This letter simply states that the money is in fact a
gift and will not have to be repaid. (This applies only if you are a
buyer and you are using gifted funds for down payment and/or closing
costs). |

• |
W-2 Forms for the last two years for all borrowers.
(If self-employed, please provide last 2 years 1099 forms). |

• |
If you own rental property, please provide rental
agreements. |
|
• |
Copy of current Pay stubs (must cover 30 day period). |

Last 2 Years Federal Income Tax
Returns with ALL Schedules. OR |

Last 2 Years Federal Income Tax
Returns with Year-to-Date Profit and Loss Statement and balance
sheet - (If you are self-employed) |

Disability, Retirement, Social Security Income
verification. |

If you are requesting
cash out refinance please provide a letter explaining
what you plan to do with the proceeds. |

Divorce Papers- Copy of Separation
Agreement AND Divorce Decree |

Bankruptcy Discharge letter and complete Schedule. |

Evidence of Social Security # (pay
stub, SS card, drivers license) |

If you are NOT a US citizen, provide us with
a copy of your green card (front & back), or if you are NOT a
permanent resident provide us with your H-1 or L-1 visa. |
